Wow! I have learnt so much in National Achievers Con2009 2 days seminar + 1 day wealth expo. It was held on 22-24 May 2009 at Mines International Convention Centre, Kuala Lumpur, Malaysia.

This year NAC is conducted by Robert Kiyosaki and his team of experts and advisors on various topics. They includes Kim Kiyosaki (Robert's wife), Blair Singer (Sales advisor), Kathy Heasley (Branding), Andy Tanner (Option Trading), Kelly Ritchie (Franchise), Michael Maloney (Gold & Silver), Ken McElroy (Real Estate), Tenzin Kacho @ Emi Kiyosaki (Robert's sister), and Dr. Radha Gopalan (Ultimate health).

This team of expertise is a complete package that guide us on how to achieve financial freedom and be rich in our life. I will just sum up the main points of each speaker here.

Robert Kiyosaki

Robert Kiyosaki explain about his trademark cashflow Quadrant in "Rich Dad Poor Dad", where how the mney flows between the Employee, Self Employed, Businessman and Investor.

Those on the B and I side are always selling, those on the E and S side are always buying.

If you are always on the buy side, you are not rich, you will always be in the rat race.

To be financially free, we must consistently build our Asset column to feed our Income.

Robert Kiyosaki strongly advice everyone to play Cashflow 101 and Cashflow 202 game to understand the cash flow quadrant, income and expense statement, balance sheet statement and most importantly how can we get out of the rat rate. Once we have played many many times, the concept will be drilled into our head.

Robert Kiyosaki is not a fan of mutual funds, which he thinks it is ripping people off their money year in year out.

We must focus on CASHFLOW, not capital gain in all our venture or investment.

Currency is suppose to move, that's why it is called current. Else there is no value. So Robert says we should not Save our money, we should spend it by investing in something that can generate cashflow.

He sent a very strong message, don't trust the dollar, the US government is printing USD faster than they can spend it.

Robert Kiyosaki is cunrently working on a new book, titled "Conspiracy of the rich", which reveals about the world financial situation is in bad shape, because it is part of the conspiracy of the rich. Then he teaches you how to win the game of the Rich. The book is currently available at http://www.conspiracyoftherich.com/ but it will be taken down in July 09 once it is completed. I have read the introduction chapter, and i find it very very interesting.

When currency collapese, we must have 5G: Gold & silver, Ground (real estate), Grain (food), Gasoline (energy/oil), Gun (A man without 5 meals will turn into a cannibal).

Tenzin Kacho (formerly Emi Kiyosaki)

Tenzin is a Tibetan nun. She now involves in Hospice work where she talks to people who are facing death.

Through her hospice work, she realised that there are 3 things that dying people often regret, 1) Regret that we didn't lead our life, 2) regret that we didn't forgive or love someone, 3) Regret that we didn't speak out.

She sincerely hopes that we don't the 3 regrets when we are on our death bed.

Her drive home point is, we must unlimit our believe system that holds back our life. Often than not, our believe system affects whatever we do.

We must Accept & Let go and live with a peaceful mind.

Blair Singer

Blair Singer is a top-rated international trainer in sales communication and personal development. He has published quite a number of books, including "Sales Dog".

Selling requires ENERGY. Kids always win because they have energy.

Sales = Income

A B C = Always be closing (sales)

6 steps of selling: 1) find someone with money, 2) approach & contact, 3) Present, 4) Turn No into YES, 5) Close, 6) Testimonial

Practice selling, it just take a matter of seconds to get your confidence to sell.

We must manage our Inner Voice that often prevent us from taking action. Eg. They will not like you, It's too expensive, It's not easy, You are not smart enough, etc. In the end, you inner voice said "You should have tried it"...haha....what an irony. You can read more about this in his book "Little Voice Mastery".

If you face objection from customer, just acknowledge it, say thank you or i understand that, then question back, WHY?

Andy Tanner

Andy Tanner is an expert in stock and options.

Basically he talks about how option trading can make money no matter the market is going up or down.

We can buy stock but the objective should not be long term, it should be CASHFLOW.

Capital gains only happens when stock goes up, while cashflow is cash that keeps coming in. But of course the best is getting both.

He has a system, whereby if a stock meets the criterias, we buy.

Ken McElroy

Ken McElroy has been a property management advisor to RichDad organization.

Again, he also stresses on CASHFLOW instead of capital gain when we invest in real estate.

Before we invest, we must know when to exit.

We should buy tenanted or there is ready tenant, and get instand cashflow.

We must know the real estate category A, B or C. And his real estate investment strategy focuses on B and C real estate in high growth area because people are gettign poorer each day.

We should look at property as business, not investment.

A good property investment must have good partner, good finance, and good management.

Look for foreclosure which are under value, change it from -ve cashflow to +ve cashflow with better property management.

Real estate gives us a leverage on the loan when the property appreciate.

Kim Kiyosaki (Robert Kiyosaki's wife)

She has a passion for educating women about money and investing. She draws upon her lifetime experience in business, real estate and investing.

In US, 40% women are single or divorce, they have to take care of children. 75% elderly are women, and 80% of them has no finance backup. The problem is serious.

Investment is a process, we might go through up and down in the process of accumulating wealth, but if we continue with our effort relentless, we will achieve our goal in the end.

She has published a book called "Rich Woman" to help women to achieve their financial goal.

Kelly Ritchie

Kelly Ritchie is Rich Dad's fanchise advisor.

Do you always wonder where has all your money $$$ gone?

If you are earning a decent salary, but always wonder at month end where has all your money gone, you need to seriously work on your money management skill.

A year back, a speaker on financial management gave me these advices:

In order to have better money management, you must take record down all your income and expenses in detail into dollar and cents for AT LEAST 3 months. Personally, i will record down in an excel sheet on a daily basis.
Then you will be able to track where have you spent all your money and in which area, such as necessity, entertainment, education, etc. I categorize my expenditure in the same excel sheet as well.
It seems a tedious work, but if when you start doing this, you will get more organised. And when you are more organised, your money will be organised too. Got the trick? At month end, you will know whether you spend more than your income. From there, you start to adjust your spending pattern and budget your expenses.
When you are discipline in recording your expenses, the next time when you take money out of your wallet or purse, you will be more alert and aware of your spending. In other words, you will start to control your spending habit.

After practicing this simple money management for a few months, I find that i get more organised with money, and i continued the habit of recording down my income and expenses everyday until now. In fact, most money management tips given by those renowned experts advices the same thing. So for a change, do what the expert advice and you will see the difference. So when should you start? Not tomorrow, next week or next month but NOW! Don't give excuses that you will start when you bonus comes or when you have a lot of money to manage.

For the next step, to grow your money, i find that the money jar system thought by T.Harv Eker has been very useful.

You split your net income after tax into 6 different accounts. You can do it by having multiple bank accounts or using a physical jars. Even if you are study or living on retirement savings, you still need to use the jars system.

You can start using the money jar system with as little as $1. The important thing is to cultivate the habit of managing your money. When you start managing your money, you will have lots of it.

The 6 different jars are:

1. Financial Freedom Account (FFA JAR) - 10%

This is your golden goose that will bear you golden eggs. This is your key to financial freedom. Take good care of the golden goose and she will take care of you.

The money that you put into FFA account is used for investment and building your passive income. The revenue from your passive income should go back to this account. You can only put money into this account but you CANNOT spend it. The purpose is to grow this FFA account to continue generate passive income for you.

2. Long Term Saving for Spending Account (LTSS JAR) - 10%

This is the account that you can use to spend for high value nice to have items that you have been craving for, eg. 42' LCD TV, touch screen PDA phone, a nice car, etc. You can also use this account to pay off your debt.

You can also split your LTSS account into 2, 5% for each account, with different purpose. You can use LTSS account to save for your house, car, travel tour, children education, etc. The idea is, dont spend your money before you even have it. You delay your purchase until you have the money to buy it. Don't spend on credit. You should clear all your debt before you start spending this LTSS account.

3. Education Account (EDU JAR) - 10%

As Harv puts it, "If you are not growing, you are dying". You can use money from this jar to attend training courses, buy some books, audios or videos for personal development and self improvement.

This EDU JAR is investment for your own education, not your children'. You are you most important asset.

4. Necessity Account (NEC JAR) - 55%

This is for daily necessity that you can't do without, it includes rent, utilities, food, mortgage, clothing, transport, etc.

When your income increases, you should reduce the percentage of this NEC JAR and divert some to GIVE or FFA JAR. You don't need to spend so much anyway.

5. Play Account (PLAY JAR) - 10%

Its time to relax and give yourself a good break! This is the account where you can pamper yourself and feel like a millionaire. Once a month, go somewhere or do something that you have never done before. You can bring your partner for a romantic dinner in a luxury restaurant, go for an diving escapade, pamper yourself with 5 hours spa treatment, sail on the sea, anything that you have wanted to do but always put in on hold because its luxury to you. You have to spend all the PLAY JAR every month, or at max every 3 months if it is something very luxury.

Go and have fun and get a taste of the luxury lifestyle of a millionaire. Saver often find it very hard to do this, because they have been conditioned to save and save and save only. They will never safe enough. This is the change for you to experience the richness of life.

6. Give Account (GIVE JAR) - minimum 5%.

If you can reduce NEC JAR by 5%, then increase GIVE JAR to 10%.

All millionaire gurus always give this same advice. You have to give back to the society. The more you are willing to give, the more you will receive. It's a universal law. You are telling the universe that you have abundance of wealth and in return you will attract more abundance into your life.

Be a generous giver. Put smiles to the needy. You will feel good when you have done your part to the society. You can give your money to charity organization, someone that you know is in need of money, or maybe just the old cleaner down the lane who is working hard for living. See the gratitude in their eyes when they say thanks to you. Your give of life means a lot to them.

This book is an excellent book to start with if you always complain that you don't have enough money. And "Not enough money" syndrome has always plague your life. Or you may have earned the money but not long after, you lose it all.

Ho'oponopono Healing Method

My family and I have been practicing Ayurveda Health for 6-7 years. We learnt it from an Ayurveda Consultant, Ms Heang, who has a great passion of sharing Ayurveda to people who are interested to take charge of their own health.

What are Ayurveda Practices?

Bowel Purge
Liver Cleansing - You will purge out stone, no joke!
Eat freshly cooked food, avoid processed food - A lot of people misunderstood this part, you ought to listen to her sharing in order to understand this
And of course maintain a healthy mental states

As simple as that. If your digestion is not good, it will lead to a lot of health problem because the body cannot function properly.

Now my health improves a lot! No more bowel irregularities, flu, heaty, bloated stomach after meal, clearer skin. Same goes for family members, a lot health improvement can be seen. Especially my father, no more high blood pressure, high uric acid, heart problem. Its really amazing such simple DIY practices can improve your health dractically.

Ms. Heang conduct Ayurveda Classes on weekends at her own home at Taman Seputeh when she is free. The session is 3-4 hours and she only charges RM30 per person. At the end of the session, she even diagnosis you based on your physical appearance, such as your face, skin and nails. I can guarantee you, if you practice what she teaches you to do, your health can only get better. Some might ask, is this MLM business? The answer is no. She shares out of passion because she used to be very sickly and she found her cure through Ayurveda. I am getting very passionate about Ayurveda too!

New Year Resolution - Does it work?

Yesterday night i attended a talk in Clove and Clive, about "New year resolution. Does it work?".

Things that i learnt are:
1. Your resolution will not work if it is based on fear. For eg, you want to lose weight because you think that being fat is ugly or you dont like to your physical self, your thinking is based on fear. Even if you managed to shed some weight, it will not last.

2. Your resolution will work if it is based on love. Same like the example above, if you want to lose weight because you love yourself, then you will see the result.

3. Peace is when we see what is is. This phrase alone is very strong in meaning, will be another long chapter to write. According to Bryan Katie, who created The Work that transformed the lives of hundreds of thousands of people across the world, the only time we suffer is when we believe a thought that argues with what is. When the mind is perfectly clear, what is is what we want. If you want reality to be different than it is, you might as well try to teach a cat to bark. You can try and try, and in the end the cat will look up at you and say, "Meow." Wanting reality to be different than it is is hopeless.

The Work reveals that what you think shouldn't have happenned should have happened. It should have happened because it did, and no thinking in the world can change it. This doesn't mean that you condone it or approve it. It just means that you can see things without resistance and without the confusion of your inner struggle. No one wants their children to get sick, no one wants to be in a car accident; but when there things happen, how can it be helpful to mentally argue with them? We know better than to do that, yet we do it, because we don't know how to stop.

We can know that reality is good just as it is, because when we argue with it, we experience tension and frustration. We don't feel natural or balanced. When we stop opposing reality, action becomes simple, fluid, kind and fearless.

4. It is not necessary for you to make resolution only on the beginning of the year. Overtime, you might find yourself lose track of the resolution. So what do you do? Wait until the next year to make a new resolution? Haha...what a waste of time. You can make resolution anytime of the year when you feel right. Remember, to make it works, resolution must be based on love.

5. I google for Top 10 new year's resolution for 2008, this is what i found. The survey was done by Franklin Covey. Coincidentally, most of the resolutions forms the theme of this blog. :D

2. Lose weight

3. Develop a healthy habit (e.g., exercise or healthy eating)

5. Develop a new skill or talent

6. Spend more time with family and friends
